CCRC in St. Louis Opens First Phase of $32M Expansion

ST. LOUIS — The Gatesworth, a continuing care retirement community (CCRC) in St. Louis, has opened the doors on McKnight Place Assisted Living, the first phase of a $32 million expansion at the property.

The three-story, 102,000-square-foot building adds 90 assisted living apartments to the community. The new building is already 80 percent occupied. With the expansion, The Gatesworth now totals more than 1 million square feet on 15 acres.

The newly completed assisted living apartments feature four floor plans ranging in size from 376 to 783 square feet. The building also offers a community living room and lounge area, three dining areas, a fitness gym, 45-seat theater/chapel, card rooms, billiard room, beauty salon, art room, greenhouse and landscaped gardens.

Phase II of the expansion is already underway and will renovate an existing 74,000-square-foot assisted living building. Upon completion in March 2018, the renovated space will feature 18 additional assisted living apartments and the debut of dedicated memory care at McKnight Place.

GateCo Development is general contractor on the expansions. The project team also includes The Lawrence Group as architect; The Sterling Company for civil engineering; Alper Audi Inc. for structural engineering; Jarrell Mechanical Contractors as the mechanical design-build contractor; Guarantee Electrical as electrical design-build contractor; Plumbing Planning Corp. as plumbing design-build contractor; and Ahern Fire Protection as fire protection design-build contractor.

Funding for the project comes in the form of financing from Greystone Mortgage and a HUD-insured mortgage.
