SUN CITY, Ariz. — Private equity investment firm Chicago Pacific Founders (CPF) and its affiliate CPF Living Communities have acquired The Carillons, a 79-unit senior living community in Sun City. The purchase price was $7.2 million, which was financed with equity and a loan from PNC Bank.

The acquisition is CPF’s first in the Phoenix metropolitan area. The property will retain the Carillons name and will continue to provide a full spectrum of independent living and assisted living services. CPF will invest up to $1 million in capital improvements to increase occupancy and stabilize the operations over a three-year period.

The acquisition, CPF’s fourth community, will assign management responsibilities to its partner, Minneapolis-based Grace Management.
