SLIB Negotiates $2.1M Sale of Two Skilled Nursing Facilities in Texas

GRAND SALINE and ATHENS, Texas — Senior Living Investment Brokerage Inc. has arranged the sale of two skilled nursing facilities southeast of Dallas for $2.1 million.

Anderson Nursing Center in Grand Saline features 76 licensed skilled nursing beds. Athens Nursing and Rehabilitation Center in Athens features 82 licensed skilled nursing beds. Both buildings were constructed between 1960 and 1967.

An independent owner-operator that ran the facilities for decades sold the properties to another local, independent owner-operator.

Matthew Alley of Senior Living Investment Brokerage arranged the transaction.

“This transaction allowed for the outgoing operator to exit the skilled nursing industry,” commented Alley. “There were some major regulatory issues at the Athens facility, which the buyer hopes to correct and build census.”
