Industry Veterans Launch New Development Company

BOISE — A team of senior living industry veterans have launching Wellness Enhanced Lifestyle Living, a new senior living development company based in Boise.

The company’s leadership team includes Dave Mazurek, formerly founder of Sterling Bay’s senior living platform and part of Ventas’ development team; Mandy Serrano, formerly with Holiday Retirement, Avamere and Atlas; and Haller, who most recently served as Avamere’s chief development officer and founder of Ovation and Point Development Co. Collectively, the team has developed in 39 states with a total transaction resume of $6.8 billion in total project costs.

“It’s time for dramatic change to meet the needs of baby boomers and we believe our brands are well positioned to do that,” says founding partner Ryan Haller.

The company will offer a collection of senior living brands with four distinct and diversified development profiles catered to affinity groups within the senior population:

  • Aura luxury mixed-use continuum communities,
  • Varcity university-based continuum communities
  • Cogent middle-market active adult coliving communities
  • and Perennial middle-market continuum communities.

The company’s Varcity brand is working with a Big 10 university for its inaugural development and is in talks with three additional colleges.

In early 2021 the company plans to announce its first two Cogent markets in the Southwest and Mountain West, each of which will feature five separate developments across the metropolitan areas.

“Demography is destiny,” says Mazurek. “It’s no secret that baby boomers will enter senior living in masses between 2025 and 2035, but what’s unique are their preferences. Our brands are individually designed to serve unmet needs, such as affordability without compromising a wellness lifestyle.”
