OGDEN, Utah — Blueprint Healthcare Real Estate Advisors has arranged the sale of Washington Terrace Center, a 120-bed skilled nursing facility in Ogden, a northern suburb of Salt Lake City.
Originally built in 1986 with a renovation project completed in 1997, Washington Terrace Center is located across from Ogden Regional Medical Center. The facility suffered from an oversaturated market, with over 900 beds within a five-mile radius, so was positioned as a value-add opportunity.
The seller was a publicly traded REIT and its operating partner, which were seeking to exit the state. The Ensign Group bought the property for an undisclosed price, with plans to find synergies with its existing skilled nursing facility across the street.
Christopher Hyldahl, Ben Firestone, Gideon Orion and Michael Segal led the transaction for Blueprint.
