MOULTRIE, Ga. — Blueprint Healthcare Real Estate Advisors has negotiated the sale of Cobblestone Rehabilitation & Healthcare Center, a 59-bed skilled nursing facility in the Southwest Georgia city of Moultrie. The seller was a New York-based investment firm, and the operator recently filed for bankruptcy. The buyer was local community-based teaching hospital Colquitt Regional Medical Center. PEACHTREE CITY, KENNESAW and MARIETTA, Ga. — Alabama-based Atlas Senior Living has acquired three assisted living and memory care communities, all located in the greater Atlanta area. The properties include Legacy Ridge at Brookstone in Kennesaw, Legacy Ridge at Peachtree in Peachtree City, and Legacy Ridge at Sandy Plains in Marietta Atlas will replace the current operator, Heritage Senior Living, effective April 1. The acquisitions bring Atlas’ total number of properties to 35, with 10 in Georgia.
CORVALLIS, Ore. — Blueprint Healthcare Real Estate Advisors has arranged the sale of Regent Court Senior Living, a 32-unit memory care community in Corvallis. Summit Healthcare REIT Inc. sold the asset to a regional owner-operator for $11 million, or $344,000 per unit. Further details were not disclosed.
EDMOND, MUSTANG and MOORE, Okla. — Green Courte Partners (GCP), a private equity firm based in Chicago, has acquired three active adult cottage communities in the Oklahoma City metro. The properties include Chateaux at Mon Abri in Edmond, Laurel Springs in Mustang and Grace Pointe Living in Moore. The portfolio contains 315 cottages and a 35-unit apartment building. BONITA SPRINGS, Fla. — Castle Lanterra Properties (CLP), a New York-based national real estate investment firm, has acquired its first active adult community with the purchase of Diamond Oaks Village in Bonita Springs. The recently constructed Class A property features 160 units reserved for persons age 55 and older. The community is located directly between Naples and Fort Myers, one of the most seniors-rich submarkets in the country, according to CLP. PENNSYLVANIA — As part of a larger restructuring between a public REIT and its regional operator, Blueprint has arranged the re-tenanting of six skilled nursing facilities and an assisted living community in Pennsylvania. GEORGETOWN, Texas — JLL Capital Markets has arranged the sale of Northstar Georgetown, a 210-unit, upscale, low-rise active adult community in Georgetown, a suburb of Austin. JLL marketed the property on behalf of the seller, Chalk Hill Ventures. A joint venture between Bain Capital Real Estate and Capitol Seniors Housing acquired the property. MOORE, MUSTANG and EDMOND, Okla. — Blueprint Healthcare Real Estate Advisors has brokered the sale of three active adult communities in the Oklahoma City suburbs of Moore, Mustand and Edmond. The seller was Walters Construction Co., which developed the properties between 2010 and 2021. The portfolio features 350 units, including a recent 35-unit expansion at the Moore community. With the exception of that expansion, the communities were fully occupied at the time of sale. The buyer and price were not disclosed.

IRVINE, Calif. — 1031 Crowdfunding, an Irvine-based real estate investing platform, has fully subscribed its $16.9 million 1031CF Portfolio 1 DST. This is the company’s sixth investment in senior living care facilities. The fund was used to acquire two memory care communities. Iris Senior Living is the operator of both properties, which are located in the Dallas-Fort Worth and Oklahoma City metro areas.
