Care Investment Trust has acquired six communities throughout the Northeast from The Hollinger Group for $54.5 million in a transaction brokered by Senior Living Investment Brokerage.

YORK, Pa. — Evans Senior Investments has facilitated the sale of The Haven at Springwood, a 99-unit facility located in York, about 100 miles west of Philadelphia. A regional private equity firm focused on Senior Housing assets purchased the assisted living and memory care facility for $11.85 million, or $119,697 per unit.
ALBUQUERQUE, N.M. — Marcus & Millichap has brokered the sale of Casa de Rosa, an assisted living facility in Albuquerque, for $5.275 million. The seller was a local family who previously purchased the property (then vacant) from a non-profit organization. This was the seller’s sole seniors housing property, and was sold as the owners planned to retire. The buyer was an investment group from California.
BETHESDA, Md. — Lancaster Pollard has consolidated and refinanced multiple loans for Eden Homes, a four-community portfolio of assisted living facilities in Bethesda, into a single $5.7 million loan. The four communities are each in residential areas and designed to look like a single-family home.
SHAWNEE, Kansas — Granite Investment Group has acquired a 48-unit assisted living facility in the Kansas City suburb of Shawnee for $7.2 million. The transaction was completed at an all-in cap rate of approximately 8.4 percent and features a long-term bond net lease that expires in 2030.
TERRE HAUTE, Ind. — Mainstreet and Trilogy Health Services are preparing to open a new seniors community, Harrison’s Crossing Health Campus, in Terre Haute. Located at 395 8th Ave., Harrison’s Crossing Health Campus will provide transitional care (short-stay rehabilitation and therapy) and assisted living.
