CHICAGO — The NHP Foundation (NHPF) has completed a major renovation of the Edwin C. Berry Manor Apartments in Chicago. The Section 8 seniors housing property is located at 737 E. 69th St. The rehabilitation project was made possible by a financial partnership between HUD, Merchants Capital, Illinois Housing Development Authority, National Affordable Housing Trust and UnitedHealth Group.  The 57-unit community, built in 1991, marks the fourth property that NHPF has acquired or built in Chicago in the last five years and the first specifically for seniors. FAIR LAWN, N.J. — Chelsea Senior Living has opened The Chelsea at Fair Lawn, a seniors housing community in Fair Lawn, approximately 15 miles northwest of Manhattan. The property features 67 assisted living and memory care units. The three-story community is located directly across from Chelsea’s independent living community, which opened in March of this year and features 26 units. FOUNTAIN HILLS, Ariz. — LCS has completed the $10 million renovation project at Fountain View Village, an independent living, assisted living and memory care community in Fountain Hills, approximately 25 miles northeast of Phoenix. The project included a redesign of all common areas and apartments, as well as upgrades to all community amenities. The project also includes a sport court area with a gazebo, pickleball court, and putting green in an outdoor recreational space, scheduled for completion in early 2024.

ROCHELLE, Ill. — Lincoln Avenue Communities (LAC) has broken ground on Willis Senior Lofts, an affordable housing development for lower-income seniors. The property will be constructed in Rochelle, a small city of fewer than 10,000 residents approximately 75 miles west of Chicago. The 60-unit property represents LAC’s second new construction deal in Illinois. Willis Senior Lofts will serve residents age 55 and older, with 45 units restricted to households earning less than 60 percent of the area median income (AMI) and 15 units restricted to 30 percent AMI. HOLYOKE, Mass. — WinnDevelopment has broken ground on a $55.3 million adaptive reuse transformation of a long-vacant, historic mill complex that will be transformed into 88 affordable apartment homes for seniors age 55 and older. FAIRFAX, Va. — The Virginian, an independently operated continuing care retirement community in Fairfax, has opened the second phase of the community as part of a $67 million renovation.  The renovated seven-story, 367,000-square-foot buildings will feature four wings, comprising 155 independent living apartments, 56 assisted living residences and 36 memory care units, along with 81 skilled nursing beds. Nestled on over 32 wooded acres along the Accotink Creek of the Potomac River, The Virginian stands out as one of the few senior living communities in the area.
