Providence One, ANF Group Break Ground on 117-Unit Community in Pembroke Pines, Florida

PEMBROKE PINES, Fla. — ANF Group Inc. and Providence One Partners have broken ground on Providence Living at Pembroke Pines, an assisted living and memory care community in the Miami suburb of Pembroke Pines. The two-story, 114,003-square-foot property is located on 3.2 acres near Pembroke Pines City Center.and will feature 117 units, totaling 121 beds. ANF will handle construction, while Providence One will be the operator upon completion. The project is scheduled to open in fourth-quarter 2023.

Integral Senior Living to Operate Two Communities in Texas, Arizona

PFLUGERVILLE, Texas, and QUEEN CREEK, Ariz. — Integral Senior Living has taken oer operations of Sage Valley Senior Living in Pflugerville and Mojave Sage Senior Living in Queen Creek. Both properties provide assisted living and memory care services. This addition comes shortly after ISL announced expanding its portfolio with four new communities in Utah and Nevada. Investcor owns the communities. Sage Valley is set to open its doors early 2023, with Mojave Sage opening in 2024.

Evergreen Breaks Ground on $30M Bellwood Senior Apartments Near Chicago

BELLWOOD, Ill. — Evergreen Real Estate Group has broken ground on Bellwood Senior Apartments, an 80-unit affordable rental community in the western Chicago suburb of Bellwood. The $30 million project will replace a former Walgreens with a four-story, 73,228-square-foot residential building. Professionally operated by Evergreen’s in-house management team, Bellwood Senior Apartments will offer 76 one-bedroom and four two-bedroom independent living apartments for seniors age 62 or older, with incomes at or below 60 percent of the area median income. Integra Investments, EHDOC Complete $58M Mosaico Affordable Community in Miami

MIAMI — A joint venture between Miami-based Integra Investments and nonprofit Elderly Housing Development & Operations Corp. (EHDOC) has completed Mosaico, a $58 million affordable housing community in Miami. The 13-story property will span 271 apartments reserved for households with citizens aged 62 years and older. Located in Miami’s Allapattah neighborhood, Mosaico features 179 one-bedroom units and 92 studios and townhomes. CC Hodgson Architectural Group designed the project. McShane Completes 166-Unit The Oaks at Algonquin in Illinois

ALGONQUIN, Ill. — McShane Construction Co. has completed construction of The Oaks at Algonquin, a 166-unit independent living, assisted living and memory care community in Algonquin, approximately 40 miles northwest of Chicago. Spectrum Retirement Communities is the developer of the three-story building. Vessel Architecture designed the property. Spectrum received local approval for the project in 2018, and construction began in 2020.

Wendover Housing Partners Opens $27.6M Hawthorne Park Affordable Community in Orlando

ORLANDO, Fla. — Wendover Housing Partners and the government of Orange County, Florida, have opened Hawthorne Park, an affordable seniors housing community in the Pine Hills neighborhood of Orlando. Hawthorne Park replaces a portion of an underutilized shopping center. The 120-unit community is designed for residents 55 and older meeting income requirements. Forefront Living Starts Construction of 239-Unit The Outlook at Windhaven in Plano, Texas

PLANO, Texas — Forefront Living has broken ground on The Outlook at Windhaven, a seniors housing community in Plano. Architecture firm “three” designed the 18-acre project. Plans call for 30 independent living cottage homes, 153 independent living apartments, and a 56-unit building for assisted living and memory care in a 530,000-square-foot building. Phoenix Senior Living Completes Independent Living Expansion in Hammond, Louisiana

HAMMOND, La. — Phoenix Senior Living (PSL) has completed an independent living at The Phoenix at Hammond in the New Orleans suburb of Hammond. PSL opened the community in 2021 with assisted living and memory care services available. PSL realized the town is underserved in the independent senior living space, so added 24 independent living apartments, which are now open. First Guaranty Bank is the lending partner for this project.

CFG Provides $32.9M Construction Financing for Varenita of Temecula in California

TEMECULA, Calif. — Capital Funding Group (CFG) has provided a $32.9 million construction loan for the ground-up development of Varenita of Temecula. The 108-bed assisted living and memory care facility is located in Temecula, within Riverside County between Los Angeles and San Diego. The borrower and developer is Griffin Living. Brightwater Senior Living will operate the facility upon completion. Aegis Living Opens 96-Unit Community in Seattle

SEATTLE — Aegis Living has opened its 35th community, Aegis Living Greenwood, in the Greenwood neighborhood of Northwest Seattle. The 89,000-square-foot property features 96 units. The five-story building is inspired by the neighborhood and built with Tudor Revival architecture, a classic style most popular in the United States in the 1920s and ‘30s. Ankrom Moisan was the architecture firm and Venture was the general contractor. Aegis has several additional communities in development, including a community in the Eastlake neighborhood of Seattle opening next month.
