CHESTERFIELD, Mo. — Tutera Senior Living & Health Care, together with Shelbourne Healthcare Development Group, have completed The Lumiere of Chesterfield, an upscale senior living community in the St. Louis suburb of Chesterfield.  The community features 96 units of independent living, 37 units of assisted living and 17 units of memory care in a 193,000-square-foot building near the Chesterfield Mall. Development costs were estimated at $55 million.  The project architect is Moseley Architects in Springfield, Virginia, and the interior designer is Faulkner Design Group out of Dallas.

BALLWIN, Mo. — IMPACT Strategies Inc. has completed The Rehabilitation Institute of St. Louis – West County in Ballwin, a suburb west of St. Louis.  Encompass Health Corporation and BJC HealthCare held a ribbon cutting at the property in May 2024. LEE’S SUMMIT, Mo. — Ziegler has arranged $42.3 million in bond financing for John Knox Village, a continuing care retirement community (CCRC) in the Kansas City suburb of Lee’s Summit. The Industrial Development Authority of the City of Lee’s Summit issued the bonds. John Knox Village is one of the nation’s largest nonprofit, single-site offering 948 independent living units ranging from single-family homes to apartments, 106 assisted living units, 76 memory care units and 122 skilled nursing beds. CLAYTON, Mo. — Berkadia has arranged a refinancing for Clarendale Clayton, a 283-unit continuum-of-care community in the St. Louis suburb of Clayton. Austin Sacco of Berkadia Seniors Housing & Healthcare arranged financing through a national bank on behalf of the borrower, a joint venture between Harrison Street, Ryan Cos. US Inc. and Life Care Services (LCS). The $82.5 million, floating-rate loan features five years of interest-only payments.

ST. PETERS, Mo. — Midas Construction is underway on Viva Bene, a $37.8 million active adult community in the St. Louis suburb of St. Peters.  Developed by Avenue, the 161-unit luxury property is located at 101 Viva Bene Circle.  Greystar is the property manager. Completion is slated for this fall.

New Perspective Weldon Spring

WELDON SPRING, Mo. — New Perspective has opened a leasing office at its new community in Weldon Spring, approximately 30 miles west of St. Louis. The community is scheduled to open this summer. “We are looking forward to the opening of our first location in the St. Louis area,” says New Perspective co-CEO Ryan Novaczyk. The community will offer independent living, assisted living and memory care services. The number of units was not disclosed.

ST. PETERS, Mo. — Watermark Retirement Communities has named Kathleen Nardoni as executive director of The Watermark at St. Peters. Nardoni has a 15-year career in senior living, including all levels of care, marketing and administration, with responsibilities for opening a new independent living community. She is a licensed senior living administrator and spent time in law enforcement earlier in her career.  She holds a degree in criminal law.

COLUMBIA, MO., and HOUSTON — CareTrust REIT Inc. (NYSE: CTRE) has acquired three skilled nursing facilities for approximately $55.6 million, inclusive of transaction costs.  The portfolio, consisting of 210 skilled nursing beds and 24 assisted living units, will be added to CareTrust’s existing master lease with affiliates of PACS Group Inc., which has been operating the facilities for a third-party landlord. Two of the facilities are located in Houston and one is located in Columbia. The acquisition increases annual rent under the existing PACS master lease by approximately $5 million. …
