NORTH BERGEN, N.J. — Evans Senior Investments (ESI) successfully represented the sale of Hudson Hills Senior Living, a 212-unit continuing care retirement community (CCRC) in North Bergen, just across the Hudson River from Manhattan. Hudson Hills was originally constructed in 1897, with additional expansions in 1942, 1972, 1980 and 1990. The community features 59 independent living units, 81 assisted living units, 12 memory care units and 60 skilled nursing beds. SOMERSET, N.J. — Spiezle Architectural Group Inc. has completed an expansion project at the Parker at Somerset Senior Healthcare Center in Somerset, approximately 35 miles southwest of Manhattan. Inspired Healthcare Capital Purchases 195-Unit Homestead at Hamilton in New Jersey

HAMILTON, N.J. — Inspired Healthcare Capital (IHC) has acquired Homestead at Hamilton, a 195-unit independent living, assisted living and memory care community located in the Trenton suburb of Hamilton. Further details were not disclosed. IHC is an Arizona-based private real estate investment firm that focuses on the seniors housing sector. This was IHC’s fourth acquisition in 2022, after closing on nine seniors housing transactions in 2021.

Tryko Partners Buys 308-Bed Virtua Health Skilled Nursing Portfolio in New Jersey

BERLIN and MOUNT HOLLY, N.J. — Tryko Partners has acquired two skilled nursing facilities in Berlin and Mount Holly, both located across the Delaware River from Philadelphia. Virtua Health sold the two communities for an undisclosed price. Tryko plans to rebrand the assets as Berlin Rehabilitation & Healthcare Center and Mount Holly Rehabilitation & Healthcare Center, respectively. PENNSAUKEN, N.J. — Blueprint Healthcare Real Estate Advisors has arranged the sale of Ivystone Senior Living in Pennsauken, just across the Delaware River from Philadelphia. The community features 100 independent living units, 43 assisted living units and 21 memory care units. The original physical plant was constructed in 1965, with additions to the property over the years. Priority Life Care, a court-ordered receiver as the property was in bankruptcy, sold the asset to UNPPG Management LLC, a privately held owner-operator based in New York. The price was not disclosed.
