EASTON, MILLVILLE, ORANGEVILLE and STEVENS, Pa. — Greystone has provided a total of $63 million in HUD-insured loans to refinance a portfolio of five skilled nursing facilities in Pennsylvania. Fred Levine of Greystone originated the loans on behalf of Maybrook Holdings. The FHA loans are all non-recourse, fixed-rate, long-term and self-amortizing,. The portfolio consists of 622 total beds across the five properties in Easton, Millville, Orangeville, and Stevens, which were originally acquired in 2017.

GLEN MILLS, Pa. — Erickson Living has broken ground on an expansion at Maris Grove, a continuing care retirement community in Glen Mills, approximately 20 miles west of Philadelphia and 13 miles north of Wilmington, Delaware. The three-story, 76,000-square-foot project will be named Evergreen Pointe. The building will feature 84 new assisted living units. The borrower is Asbury Communities Inc., a nonprofit operator with six communities in Maryland, Tennessee and Pennsylvania. The communities involved in this transaction are Bethany Village in Mechanicsburg, a suburb of Harrisburg, and Springhill in Erie. Bethany Village opened in 1964 and contains an east and west campus. YORK, Pa. — Dane Real Estate has arranged the sale of York Towne House, an affordable seniors housing community in York, approximately halfway between Harrisburg and Baltimore. The price was $19.1 million. Neither the buyer nor the seller were disclosed. The 10-story building was constructed in 1979 and features 201 units. All apartments are reserved for the elderly under the Section 8 program. Heidi Burkhart of Dane Real Estate arranged the transaction.
SELLERSVILLE, Pa. — Evans Senior Investments (ESI) has negotiated the sale of Hidden Meadows on the Ridge and The Laurels, a 94-unit assisted living and memory care campus in Sellersville, approximately 30 miles north of Philadelphia. An independent owner-operator sold the property, its only asset. An East Coast-based REIT bought the campus for $18,200,000 or $194,000 per unit. EXTON, Pa. — Capitol Seniors Housing has started construction of Arbor Terrace Exton, an assisted living and memory care community in Exton, a suburb of Philadelphia. The 78,000 square-foot community will feature 86 apartments located near major medical facilities, restaurants and shopping. Capitol expects to complete construction in winter 2020. The Arbor Company will operate the community upon completion. The designer on the project is Meyer Senior Living Studio.
