Cambridge Funds $2.1M Refinancing for Wells Point Lodge in Pflugerville, Texas

PFLUGERVILLE, Texas — Cambridge Realty Capital has provided a $2.1 million first mortgage loan to refinance Wells Point Lodge in Pflugerville, a suburb of Austin.  Wells Point Lodge is a 60-bed assisted living community. Anthony Marino of Cambridge reports that the fully amortizing, 35-year loan was provided for the owner, a Texas limited liability company, using the HUD Section 232/223(f) mortgage insurance program. Cambridge’s early rate lock program was utilized, which allowed the owner to avoid the recent run-up in interest rates.

The Ensign Group Acquires Champions Healthcare at Willowbrook in Houston

HOUSTON — The Ensign Group Inc. (NASDAQ: ENSG) has acquired the real estate and operations of Champions Healthcare at Willowbrook, a healthcare campus consisting of a 98-bed skilled nursing facility and a 144-bed assisted living facility located in Houston.  The real estate was acquired by a subsidiary of Standard Bearer Healthcare REIT Inc., Ensign’s captive real estate company. SPRING, Texas — JLL Capital Markets has arranged a $28 million senior mortgage for The Landing at Augusta Woods, a 148-unit seniors housing community in Spring. JLL represented Harmony Communities to secure the four-year, fixed-to-floating-rate loan from a life insurance company to refinance an existing construction loan and fund additional expansion of the community. Regency Transitions 63-Property Skilled Nursing Portfolio to Nonprofit Structure Under Wellsential Health Banner

VICTORIA, Texas — Regency Integrated Health Services has rebranded its Texas-based portfolio of 63 skilled nursing facilities as Wellsential Health properties. The properties are all being transitioned to a nonprofit model as part of the change. Wellsential Health has more than 7,000 team members and 6,000 patients and residents. The organization claims it is now the largest family of nonprofit skilled nursing facilities in Texas.

Tradition Senior Living Completes 297-Unit Project in Fort Worth, Texas

FORT WORTH, Texas — Developer and operator Tradition Senior Living has completed construction on a 297-unit project within the 270-acre Clearfork mixed-use development in Fort Worth.  The Tradition-Clearfork offers 214 independent living residences and 95 assisted living and memory care units. Residences come in one- and two-bedroom formats and range in size from 880 to 2,200 square feet.  Jackson & Ryan Architects designed the project, and Rogers-O’Brien Construction served as general contractor.
