CYPRESS, Texas — Caldwell Communities has opened Cadence Creek at Towne Lake, an active adult community in Cypress, a suburb of Houston. The community features one- and two-bedroom apartments and cottages ranging from 760 to 1,230 square feet. The number of units was not disclosed. Caldwell opened its first community in nearby Spring at the end of 2022.

VICTORIA, Texas — Regency Integrated Health Services has rebranded its Texas-based portfolio of 63 skilled nursing facilities as Wellsential Health properties. The properties are all being transitioned to a nonprofit model as part of the change. Wellsential Health has more than 7,000 team members and 6,000 patients and residents. The organization claims it is now the largest family of nonprofit skilled nursing facilities in Texas.

FORT WORTH, Texas — Developer and operator Tradition Senior Living has completed construction on a 297-unit project within the 270-acre Clearfork mixed-use development in Fort Worth.  The Tradition-Clearfork offers 214 independent living residences and 95 assisted living and memory care units. Residences come in one- and two-bedroom formats and range in size from 880 to 2,200 square feet.  Jackson & Ryan Architects designed the project, and Rogers-O’Brien Construction served as general contractor.

HUMBLE, Texas — Lument has provided a $13.4 million Fannie Mae loan to refinance The Fordham at Eagle Springs, an active adult community in Humble, a northern suburb of Houston.  Tom Dixon, a director in affordable housing production based in Charlotte, North Carolina, led the transaction for Lument. The Fannie Mae loan has a 10-year term, four years of interest-only payments, 30-year amortization and a fixed interest rate. BOERNE, Texas — Morningside Ministries has unveiled plans for an independent living expansion at Morningside at Menger Springs, a continuing care retirement community in Boerne, approximately 30 miles northwest of San Antonio. The project features 86 new independent living terrace homes, an amphitheater, dining venue, fitness center, pickleball court and covered pool. CHICAGO — Ventas (NYSE: VTR), a Chicago-based REIT, has named three new operators for a portfolio of independent living communities in Texas, Florida and California. Sodalis Senior Living will take over management of 13 communities in Texas, while Priority Life Care will operate eight properties in Florida and Discovery Senior Living will operate five in California.
