MANASSAS, Va. — Commonwealth Senior Living has acquired UVA Health Caton Merchant House, a seniors housing community in the western D.C. suburb of Manassas.  The purchase marks the buyer’s 28th community in Virginia, and it will be rebranded as Commonwealth Senior Living at Manassas.  Commonwealth plans to implement a complete renovation which includes updating all of the apartments and public areas as well as the addition of a new memory care neighborhood. MIDLOTHIAN, Va. — Blueprint Healthcare Real Estate Advisors has arranged the sale of The Laurels of Willow Creek, a 120-bed skilled nursing facility in the Richmond suburb of Midlothian. Built in 1991 with an addition completed in 2018, the facility features 36 private suites and 42 semi-private rooms. Blueprint utilized the underlying performance trends fueled by Virginia’s Medicaid rate enhancement tailwinds. The buyer and seller were both REITs. The price was not disclosed. LITTLETON, Colo., and FAIRFAX and RICHMOND, Va. — Brinkmann Constructors broke ground on three seniors housing projects in August. The company started construction on an additional residential building in the Wind Crest Senior Living community in Littleton. The seven-story, 195,000-square-foot building will include 94 units and an underground parking garage.  Having worked on Wind Crest projects since 2012, this will be the 12th building Brinkmann has built on the campus. Each property comprises between 57 and 89 licensed beds for a total of 326 beds across the portfolio. The properties were built in the early 1990s and most feature a 4- or 5-star CMS rating. WARRENTON, Va. — Foundry Commercial has acquired White Springs Senior Living, a 90-unit seniors housing community located in Warrenton, approximately 48 miles outside of Washington, D.C.  White Springs, which opened in 2020, offers assisted living and memory care services.  Ryan Weekes and Zach Strunk of Foundry arranged the transaction, with support from Spring Arbor Associates. Capital Funding Group (CFG) provided funding for the acquisition. The seller, sales price and loan amount were not disclosed.

A Mayland-based owner-operator was selected as the buyer. The price was not disclosed. Beth Sholom Village opened in 1980 with 120 licensed skilled nursing beds. ONANCOCK, Va. — Commonwealth Senior Living has started construction on an expansion of Commonwealth Senior Living at the Eastern Shore in Onancock, a small town near Chesapeake Bay on the Delmarva Peninsula. The $2.4 million project will add eight memory care apartments, convert spaces into eight assisted living apartments, and adding spaces for a new living room and lounge area.
