HOUSTON — Heavenrich & Co. has negotiated the sale of Villa Toscana at Cypress Woods, a 120-bed skilled nursing facility located in Northwest Houston. Villa Toscana was built in 2009 on an 80-acre medical campus, anchored by the Kelsey Seybold Clinic. Heavenrich & Co. represented the sellers, national owner-operator StoneGate Senior Living and a publicly traded REIT. The buyer was O&M Investments, a private equity firm focused on skilled nursing. The price was $5.3 million, or just over $44,000 per bed. Occupancy was 76 percent at the time of sale.

MANSFIELD, Texas — Realty Capital Management has acquired 77 acres in the Fort Worth suburb of Mansfield for the development of Watson Branch, a mixed-use project. Preliminary plans call for 10,000 square feet of retail and restaurant space, 250 single-family homes, a 190-unit active adult community by Greystar, a 350-unit apartment complex by Trinsic Residential and a 10-acre public park. Louisiana-based First Guaranty Bank partnered with Dallas-based Realty Capital Partners to finance the acquisition of the land.

ATHENS, Texas — Blueprint Healthcare Real Estate Advisors has arranged the sale of a 112-bed skilled nursing facility in Athens, approximately 80 miles southeast of Dallas. Built in 1987, the property is located near the University of Texas Health East Texas campus. A REIT sold the asset to a Fort Worth-based owner-operator for an undisclosed price.

ORANGE and TEXAS CITY, Texas — SLP Operations LLC has taken over management of Pinehurst Nursing and Rehabilitation Center in Orange and Seabreeze Nursing and Rehabilitation Center in Texas City. Pinehurst Nursing and Rehabilitation Center is a 111-bed skilled nursing facility, while Seabreeze Nursing and Rehabilitation Center features 107 beds. Both centers offer skilled nursing, physical therapy, post-acute care, long-term care, rehabilitation services, respite care and memory care in the Houston metro area. SLP now operates 41 seniors housing properties in the state of Texas.

SUGAR LAND, Texas — Gardner Capital has completed construction of Gala at Four Corners, a 93-unit active adult community in the Houston suburb of Sugar Land. Gardner Capital developed Provision at Gala at Four Corners with the city of Sugar Land, partnering with RBC Capital Markets and the Fort Bend Housing Finance Corp. The general contractor was GCRE Construction and the property manager is Allied Orion Group.

COLLEGE STATION, Texas — Oldham Goodwin Group has opened The Huntington at College Station, a 120-unit affordable seniors housing community in Central Texas. The property spans five acres and offers proximity to Baylor Scott & White Medical Center and the newly developed Midtown City Center mixed-use destination, as well as Texas A&M University. Units are reserved for persons over age 62, with income restrictions for 92 of the apartments. Construction began in June 2019. Alpha-Barnes Real Estate Services manages the community.

JOHNSON CITY, Texas — Senior Living Investment Brokerage (SLIB) has negotiated the sale of LBJ Medical Center, a 60-bed skilled nursing facility in Johnson City, approximately 45 miles west of Austin. The property was built in 1989 and totals 16,045 square feet on a 2.6-acre plot. The transaction was positioned as a value-add opportunity, as its occupancy was only 63 percent even before the COVID-19 pandemic. MINEOLA, Texas — Senior Living Investment Brokerage (SLIB) has arranged the sale of Wood Memorial Nursing Home, located in Mineola approximately midway between Dallas and Shreveport, Louisiana. The skilled nursing facility was built in 1964 and features 115 total beds. The facility saw improved EBITDAR from $100,000 in 2017 to over $1 million in 2020. An owner-operator based in Central Texas sold the property to a Texas-based regional owner-operator for $7.4 million. PFLUGERVILLE, Texas — SilverPoint Senior Living has taken over operations of Heritage Lakes of Pflugerville, located in the Austin suburb of Pflugerville. The development partner on the project, scheduled to open in fall 2020, is Heritage Lakes Development. The 40,000 square-foot community is situated on 32 acres featuring 28 assisted living and 20 memory care residences adjacent to the existing 38 independent living villas.
