WASHINGTON, D.C. — The American Seniors Housing Association (ASHA), in partnership with Seniors Housing Business, has released the 2024 edition of the ASHA 50, which ranks the 50 largest owners and operators in the U.S. seniors housing space.
Based in Washington, D.C., ASHA is a trade association that advocates for and represents companies that develop, own, operate and finance seniors housing. The ASHA 50 rankings are based on self-reported portfolio sizes, ranked by total number of units, as of June 1, 2024. Data was also gleaned from other reliable sources, such as public filings.
The 2024 list showed what many have already heard anecdotally: It was a slow year for transactions. The top three owners — Welltower, Ventas, Brookdale Senior Living — all held their places from 2023. Nos. 4 and 5, Diversified Healthcare Trust and Harrison Street Real Estate Capital, swapped places as Harrison Street expanded its portfolio at a faster rate.
Welltower and Ventas each grew their portfolios from last year to this year. Welltower’s portfolio grew from 943 properties and 95,281 units in 2023 to 1,000 properties and 102,646 units in 2024. Ventas grew from 737 properties and 67,679 units to 797 properties and 80,281 units.
On the operator side, Discovery Senior Living stormed all the way from fifth to second place, thanks to its merger with Integral Senior Living that helped add approximately 9,000 units over the course of the last year. Discovery unseated Atria Senior Living, which had taken the spot in 2021 following its own merger with Holiday Retirement. Longtime operational giant Brookdale continued its hold on first place, with nearly 20,000 more units than the next in line.
