SOUTHBRIDGE, Mass. — Arch Communities and WinnDevelopment have started a $25.7 million project that will transform the 104-year-old Mary E. Wells School in Southbridge into seniors housing. The property is located along the Connecticut border southwest of Worcester. Upon completion, the community will feature 62 apartments for seniors over age 55, with 48 of the apartments restricted for residents earning up to 60 percent of the area median income (AMI), eight reserved for up to 30 percent of AMI and six at market rates. Pennrose Completes Bensalem Veterans Residences in Bucks County, Pennsylvania

BENSALEM, Pa. — Pennrose has opened Bensalem Veterans Residences, a affordable residential community for seniors and senior veterans age 62 years and older. Partners on the project included Pennsylvania Housing Finance Agency, Bucks County, the Bucks County Housing Authority and Bensalem Township The 39,673-square-foot apartment community offers 40 one-bedroom units in a three-story building in the Philadelphia suburb of Bensalem. The project was financed with Low Income Housing Tax Credits awarded by the Pennsylvania Housing Finance Agency. HONOLULU — The Michaels Organization, in partnership with the City and County of Honolulu and the State of Hawaii, has broken ground on Halewai`olu Senior Residences, an affordable seniors housing community in downtown Honolulu. Scheduled for completion in 2023, the 17-story development sits on a 26,925-square-foot parcel owned by the City and County of Honolulu. JLL Negotiates Sale of Development Site in Queens for $31.7M

NEW YORK CITY — JLL Capital Markets has arranged the $31.7 million sale of a 57,035-square-foot lot at 70-35 113th Street in Forest Hill, Queens, with plans for two multi-housing development projects totaling 318,238 square feet. JLL worked on behalf of the seller, Jasper Venture Group. The buyer was a partnership between Top Rock Holdings, RJ Capital Group and SYU Properties. DECATUR, Ga. — Tapestry Development Group and Columbia Residential have opened Stride Senior Residences, a 90-unit affordable seniors housing community in Decatur, just east of Atlanta. Development costs were estimated at $19 million. A grand opening ceremony was held May 27 at the property. FORT WORTH, Texas — KWA Construction has completed Phase II of Columbia Renaissance Square in Fort Worth. Columbia Residential developed the 120-unit affordable senior living community for persons age 62 and above. Designed with improved energy efficiency, indoor air quality and lower utility costs, the residences are built to achieve certification by National Green Building Standard. JHP Architecture designed the three-story, 95,015-square-foot building. Purpose Built Communities, a nonprofit consulting firm, was also a partner on the project.

RICHMOND, Va. — EquityPlus LLC has successfully sold $16 million in bonds issued by the Richmond Redevelopment & Housing Authority. Proceeds from the bond sale will finance renovations to the Shockoe Hill Senior Apartments, an affordable seniors housing complex owned by Capital Realty Group in Richmond.
