FORT COLLINS and WINDSOR, Colo. — Senior Living Investment Brokerage (SLIB) has arranged the sale of a skilled nursing and assisted living portfolio in Colorado. Located in Fort Collins and Windsor, the portfolio totals 445 beds and 269,105 square feet across the buildings. A Chicago-based REIT acquired the portfolio from the local seller. A Utah-based operator will manage the properties on behalf of the new ownership. Vince Viverito, Jason Punzel, Ryan Saul and Jeff Binder of SLIB brokered the transaction on behalf of the seller.
WOODLAND PARK, Colo. — Kiser Group has brokered the $13 million sale of a skilled nursing facility located in Woodland Park, roughly 20 miles northwest of Colorado Springs. The property, Forest Ridge, was 95 percent occupied at the time of sale. Cottonwood acquired the facility, adding to its portfolio of more than 30 skilled nursing properties in the state. This marks the second Colorado location for the newly launched Aspendale brand. Headwaters broke ground on the development in April 2024. Scheduled to begin move-ins in early 2026, the community will total 172 apartments across four stories. The property will also feature an 8,800-square-foot clubhouse, which will offer lifestyle programming, wellness spaces and gathering areas.
COLORADO SPRINGS, Colo. — Ventas has completed a $3.7 million renovation at Liberty Heights, its senior living community in Colorado Springs. The project included updates to the property’s dining room, resident corridors and shared spaces, with improvements to lighting, flooring and finishes. Blackcomb Construction Group partnered with the owner on the renovation. Situated on 26 acres, Liberty Heights totals 234 residences and offers a full continuum of care. Senior Lifestyle manages the property on behalf of Ventas.
CENTENNIAL, Colo. — Headwaters Group has begun preleasing at Aspendale Centennial, the owner’s first community under its new Aspendale active adult brand. Greystar will operate the community on behalf of Headwaters. Totaling 203,653 square feet, Aspendale Centennial in Centennial features 172 apartments across four stories. Move-ins are scheduled to begin this October. Amenities at the property include a two-story clubhouse with a fitness room, art and activity areas and gathering spaces. DENVER — Spectrum Retirement, a Denver-based seniors housing owner-operator, has received $330 million for the refinancing of a portfolio of eight seniors housing properties that are located across the Midwest and Southwest U.S. Ryan Stoll and Taylor Mokris of BWE, a national commercial and multifamily mortgage banker, arranged the financing on behalf of Spectrum Retirement. WINDSOR, Colo. — Green Courte Partners (GCP) has acquired 55 Resort at Water Valley, an active adult community located in Windsor, roughly 60 miles north of Denver. Situated within the Water Valley master-planned development, the property totals 120 units. GCP purchased the community through its Green Courte Real Estate Partners VI LLC investment fund. This acquisition brings GCP’s national senior living portfolio to 3,300 units across 21 communities.
