Dave Fasano, Ross Sanders, Cody Tremper and Mike Garbers of Berkadia Seniors Housing & Healthcare negotiated the transaction on behalf of the seller, Boston-based investment firm AEW Capital Management. CHICAGO and PHILADELPHIA — A joint venture between Bain Capital and Capitol Senior Housing has sold a 344-unit senior living portfolio located in the Chicago and Philadelphia metros. The portfolio comprises two properties near Philadelphia and two properties located in the North Shore suburbs near Chicago. Jay Wagner, Rick Swartz, Aaron Rosenzweig and Jim Dooley of JLL Capital Markets represented the seller in the transaction. The buyer was not disclosed.
WEST CHESTER, Pa. — Charter Senior Living and Paradise Management have broken ground on a new senior living development in West Chester, roughly 30 miles west of Philadelphia. Upon completion, the community, Charter Senior Living of West Chester, will total 162 units, with independent living, assisted living and memory care residences. Completion of the project, which was first announced in January of this year, is scheduled for late 2027.
WHEATON, Ill. — Senior Living Investment Brokerage (SLIB) has arranged the $50.8 million sale of a portfolio of six continuing care retirement communities (CCRCs) located throughout southern central Pennsylvania. SpiriTrust Lutheran was the seller. Built between 1959 and 2007, the portfolio comprises 553 independent living units, 261 personal care units and 244 skilled nursing b3eds. Concordia Lutheran Services acquires the properties, which were 81.9 percent occupied as of summer 2025. Toby Siefert and Dave Balow of Illinois-based SLIB facilitated the transaction.
CHICAGO — Cambridge Realty Capital has provided $49.7 million in HUD-insured first mortgage financing for a portfolio of five affordable seniors housing communities located in Arizona and Pennsylvania. Totaling 150 units, the Arizona property is located in Tucson. The Pennsylvania properties together comprise 321 units and are located in Danville, Clarks Summit and Hanover Township.
