Seniors Housing Occupancy Increased 70 Basis Points in Third Quarter, Reports NIC

ANNAPOLIS, Md. — NIC MAP, the data and analytics arm of the National Investment Center for Seniors Housing & Care, has reported that the national occupancy rate for senior living properties reached 88.7 percent in the third quarter of 2025. This represents an increase of 70 basis points relative to the previous quarter. 

The average occupancy at independent living properties specifically rose to 90.2 percent, with the average occupancy at assisted living properties reaching 87.2 percent, an increase of 90 basis points. Average occupancy at skilled nursing facilities was unchanged quarter-over-quarter, according to NIC MAP’s market fundamentals report. 

Rental rates for the seniors housing sector in the third quarter of 2025 represented a 4.3 percent increase year-over-year, and annual absorption was measured at 3.5 percent, with annual inventory growth at 0.7 percent.
