MINNEAPOLIS — Lupe Development has opened Wirth on the Woods, a 200-unit mixed-income seniors housing community in the Bryn Mawr neighborhood of Minneapolis. The campus includes 100 units of affordable seniors housing in a six-story building (The Theodore) and 100 units of market-rate active adult housing (The Eloise) in a second six-story building. HASLETT, Mich. — REDICO has opened American House Meridian, a seniors housing community in Haslett, which is located within Meridian Township just east of Lansing and Michigan State University. The community rises four stories and features 132 units of independent living, 50 of which were pre-leased prior to opening. Cunningham-Limp Development Co. built the community, with Banko Design as architect. The site is located near highways I-96 and I-69, five premier golf courses and two major hospital systems: McLaren and Sparrow.

ATLANTA — The Benoit Group, in partnership with Atlanta Housing, has received financing for the development of Englewood Senior in Atlanta.  The 160-unit affordable senior living project marks the first redevelopment phase of a master-planned, mixed-use, multi-phase community on the 30-acre site of the former Englewood Manor public housing site. Originally built in 1971 on approximately 30 acres, Englewood Manor offered 324 public housing units before the residents were relocated in 2007, followed by the property’s demolition in 2009 with HUD approval. REDMOND, Wash. — Emerald Communities has completed a $63 million expansion project at Emerald Heights, a continuing care retirement community in Redmond, a suburb east of Seattle. The Courtyard building concept was first introduced in 2017 and construction began in September 2022. Emerald Heights is welcoming 34 residents to their new homes this week and eight units are still available. The three-level Courtyard building offers six apartment designs including one-bedroom, one-bedroom with a den, two-bedroom and two-bedroom with a den that range in size from 826 to 1,764 square feet. …

CENTENNIAL, Colo. — MorningStar Senior Living and Edgemark Development have opened MorningStar at Holly Park, a 160-unit seniors housing property in Centennial, a suburb southeast of Denver. Situated on three acres, MorningStar at Holly Park offers 85 independent living, 50 assisted living and 25 memory care units in a four-story residential building. The project team includes Rosemann & Associates as architect, JHL Constructors as general contractor and Thoma-Holec Design as interior designer. MorningStar and Edgemark co-developed and co-own the community.

ST. PETERS, Mo. — Midas Construction is underway on Viva Bene, a $37.8 million active adult community in the St. Louis suburb of St. Peters.  Developed by Avenue, the 161-unit luxury property is located at 101 Viva Bene Circle.  Greystar is the property manager. Completion is slated for this fall.

MAPLEWOOD, Minn. — Colliers Mortgage has provided a $20.9 million HUD loan for the construction of The American Cooperative on Lake Phalen in Maplewood, an eastern suburb of the Twin Cities.  The 56-unit cooperative is designed for residents age 62 and older. The property will be built on the north shore of Lake Phalen between Keller and Phalen regional parks and golf courses. Units will range from 1,200 to 1,900 square feet. The loan features a 40-year term and amortization.

WYOMING, Mich. — Woda Cooper Cos. and Cherry Health have received tax credits from the Michigan State Housing Development Authority for development of Shea Ravines, a 56-unit affordable housing community in the Grand Rapids suburb of Wyoming. The $18.2 million project includes 20 permanent supportive housing (PSH) units for the formerly homeless. The site is adjacent to Cherry Health’s Wyoming Community Health Center. NEEDHAM, Mass. — Regional owner-operator Wingate Living has announced plans to develop a 69-unit seniors housing project in Needham, a western suburb of Boston.  One Wingate Way East will offer one- and two-bedroom units with more than a dozen different floor plans.  Construction is expected to begin before the end of the year.
