OMAHA, Neb. — Blueprint Healthcare Real Estate Advisors has arranged the sale of a Class A, 110-unit assisted living and memory care community in Omaha. A Midwest-based developer that works in multiple asset classes sold the asset to Cedarhurst Senior Living for an undisclosed price. Blueprint Capital Markets assisted in arranging acquisition financing through a regional bank. The community was over 95 percent occupied at the time of sale.

LINCOLN and ASHLAND, Neb. — Walker & Dunlop has provided HUD refinancings for Fallbrook Assisted Living and Memory Care in Lincoln and Oxbow Living Center in Ashland. Walker & Dunlop’s Kevin Giusti and Mikko Erkamaa led the teams in both deals on behalf of MJ Senior Housing. Both transactions refinanced floating-rate debt and provided cash proceeds. LINCOLN, Neb. — Real estate investment firm Lloyd Jones has acquired Woodlands at Hillcrest, an 89-unit, 107-bed seniors housing community in Lincoln. The seller and price were not disclosed. Built in 2018, the community is located within 10 miles of four hospitals, six shopping centers, two malls and the Lincoln Airport. Lloyd Jones Senior Living, the firm’s senior housing management division, will operate the community under its new name, AVIVA Woodlands. KEARNEY, Neb. — Ziegler, in partnership with M&T Realty Capital Corp., served as financial advisor in a $4.4 million Fannie Mae refinancing on behalf of Essex Communities. The loan will finance the existing debt on The Regency, an independent living community in Kearney, located along the Platte river in the southern portion of the state. GRAND ISLAND, Neb. — Ziegler has arranged $48 million in financing for Tabitha Grand Island for the construction of Tabitha at Prairie Commons in Grand Island. The financing comprises $34 million in bonds placed with Pinnacle Bank, a $12 million subordinate loan placed with Mission Investment Fund of the Evangelical Lutheran Church in America, and a $2 million tax incremental financing loan provided by Pinnacle Bank. LINCOLN, Neb., and DES MOINES, Iowa — Immanuel Communities has acquired two continuing care retirement community (CCRC) campuses in Lincoln and Des Moines. Lifespace Communities, also a nonprofit owner-operator, was the seller. Terms of the transaction were not disclosed. Deerfield and Grand Lodge at the Preserve will join Immanuel’s portfolio in third-quarter 2021. The campuses comprise 349 apartments with a mix of independent living, assisted living, memory care, residential care, and skilled-nursing and long-term care. The acquisitions are part of Immanuel’s plans to expand its Midwest presence.

OMAHA, Neb. — Greystone has provided an $11.9 million HUD-insured loan for the refinancing of Heritage Pointe Assisted Living in Omaha. The community features 108 assisted living beds and 20 memory care beds. Amenities include full dining service, recreational activities, exercise facilities, a movie theater and a salon. Eric Rosenstock and Jesse Yodice of Greystone originated the financing on behalf of the borrower, Heritage Communities. The 35-year loan features a fixed interest rate.
