OPA-LOCKA, Fla.  — Construction and development firm ANF has completed the construction of Wellspring Apartments, a new affordable seniors housing community located in Opa-locka, roughly 15 miles northwest of Miami. The Integral Group was the developer.  Totaling 99 units, Wellspring Apartments features studio, one- and two-bedroom apartments. Residences are reserved for seniors earning at or below 60 and 50 percent of the area median income (AMI), with 67 units reserved for residents earning at or below 50 percent of the AMI and 32 units reserved for residents earning at or below …

CFG Provides $179.8M Construction Loan to Erickson Senior Living

SARASOTA COUNTY, Fla. — Capital Funding Group has provided a $179.8 million construction loan to Erickson Senior Living. Erickson will use the financing for the first phase of development of Emerson Lakes, a continuing care retirement community (CCRC) currently underway in Sarasota County.  Situated within the Lakewood Ranch community, the first phase of Emerson Lakes will comprise four buildings — three residential buildings and one community building. Fortress Investment Group Sells Two Communities Totaling 178 Units in Florida

BOCA RATON and VERO BEACH, Fla. — Funds managed by affiliates of Fortress Investment Group have sold two seniors housing communities located in Florida.  Totaling 178 units, the communities include Sonata Boca Raton and Sonata Vero Beach. JLL Capital Markets brokered the sale on behalf of the seller.  Agewell Solvere Living will remain in place as the operator at both communities. The buyer was not disclosed.

NAPLES, Fla. — Senior living operator, developer and investor Distinctive Living has acquired ownership of Seascape at Naples, a community located in Naples, in a joint venture with an undisclosed global investment firm.  Totaling 198 units, Seascape at Naples features independent living, assisted living and memory care residences. GAINESVILLE, Fla. — KeyBank Community Development Lending and Investment has provided a $13 million construction loan to National CORE, a nonprofit developer, to finance Hawthorne Heights, an 86-unit affordable seniors housing project in Gainesville. GAINESVILLE, Fla. — Nonprofit developer National CORE has received $19.5 million in construction financing to fund the development of Hawthorne Heights, a new affordable seniors housing project in Gainesville.  KeyBank Community Development Lending and Investment provided a $13 million loan and secured a $6.5 million Freddie Mac permanent loan on behalf of the borrower.  National CORE received additional funding from Red Stone, which provided low-income housing tax credit equity and bonds from the Florida Housing Finance Corp., for the project.
