The nonprofit seller was looking for an exit strategy, determining that the asset was worth less than its HUD loan obligations. The community was built in 1975 and struggled with occupancy, according to Blueprint, which suggested a short-sale transaction. A private equity owner-operator acquired the property as a value-add opportunity for an undisclosed, all-cash price, with HUD’s approval.
OHIO — Grandbridge Real Estate Capital’s Tampa-based Senior Housing Investment Sales team has arranged the $18 million sale of a senior living community in Ohio. The property features 200 units on a 20-acre plot. Further details on the community were not disclosed. The sales team led by Allen McMurtry, Dave Kliewer and Jay Jordan represented the seller to an all-cash buyer. The seller will continue to operate the community.

The portfolio includes: Heritage at Irene Woods, Memphis, Tennessee; Rose Senior Living and Rose Villas, Avon, Ohio; Rose Senior Living, Beachwood, Ohio; Rose Senior Living, Carmel, Indiana; Rose Senior Living, Clinton Township, Michigan; and Rose Senior Living at Providence Park, Novi, Michigan. Included in the agreement is management of a seventh community, Rose Senior Living, Farmington Hills, Michigan, which is scheduled for groundbreaking in 2021.
CANTON, TOLEDO and ROCKFORD, Ohio — Blueprint Healthcare Real Estate Advisors has negotiated the sale of a three-property seniors housing portfolio located in Canton, Toledo and Rockford. Combined, the communities total more than 300 units. Spanning 200 miles across the state of Ohio, the three facilities were originally built in the 1960s and 1970s, and underwent considerable renovations and major upgrades since 2015. A REIT and its operator sold the assets to an East Coast-based equity investor and its regionally focused operator partner. The price was not disclosed.

AUSTINTOWN, Ohio — Blueprint Healthcare Real Estate Advisors has arranged the sale of Victoria House in Austintown, approximately 10 minutes west of downtown Youngstown. The property features 64 units, totaling 84 licensed beds and 72 operational beds. The community opened in December 2005 and features a secured specialty care wing for residents with Alzheimer’s disease and dementia. Blueprint successfully negotiated a lease of the community several years ago to a regional operator, Continuing Healthcare Solutions, which has now successfully exercised its purchase option to acquire the community.
