SAN ANTONIO and DALLAS — Blueprint Healthcare Real Estate Advisors has brokered the sale of two seniors housing communities in the San Antonio and Dallas markets. The two buyers both plan to convert the two properties into inpatient detox and residential substance abuse behavioral healthcare centers. The Blueprint team on the deal included Andrew Sfreddo, Shane Harmon, Gunnar Raney, Amy Sitzman and Giancarlo Riso. The buyers, seller and price were not disclosed.

BLOOMFIELD, N.J. — Juniper Communities, a Bloomfield-based operator, has promoted Kathryn Bainbridge to regional director of operations for Texas.  Bainbridge will support five Juniper Villages-branded communities within the state serving as a resource to the executive directors and leadership team members. SAN ANTONIO — Forefront Living has unveiled plans for Bella Vida at La Cantera, a 21-acre independent living community in San Antonio. The community is near the Eilan Hotel and Spa and La Cantera Resort and Spa and adjacent to the Crownridge neighborhood.  Once complete, Bella Vida will feature 153 apartment units and 40 villas with attached garages, with a variety of floor plans ranging from 820 to 2,550 square feet. A construction timeline was not released.

SAN ANTONIO — Ziegler has arranged $25.3 million in bond financing for Forefront Living San Antonio (FLSA). The financing comprises $22.3 million in tax-exempt notes and $3 million in taxable notes placed with affiliates of FLSA. FLSA plans to use the funds to acquire a 27-acre tract in San Antonio and pay for pre-construction development costs of a seniors housing community on the land. DALLAS — Blueprint Healthcare Real Estate Advisors has arranged the sale of an assisted living and memory care community in Dallas. The property was built in 1996 and renovated in 2020. The buyer plans to convert the property into a behavioral health facility. The seller and price were not disclosed. Additionally, Blueprint helped introduce and secure a real estate capital partner for the behavioral healthcare operator. The two parties entered into a long-term, triple-net lease on the asset and the capital partner will provide renovation capital for the operator.

HOUSTON — CareTrust REIT Inc. (NYSE: CTRE) has acquired a 125-bed skilled nursing facility located in the greater Houston metropolitan area. An affiliate of Evergreen Health Group will operate the property, opening a new tenant relationship for CareTrust. The specific name and location of the property were not disclosed. Evergreen Health Group is a Texas-based operator of skilled nursing facilities primarily owned by Selina Chao, an industry veteran.
