SOUTHEAST MICHIGAN — VIUM has provided $58 million in bridge-to-HUD financing for a six-building portfolio in Southeast Michigan. The borrower, a regional owner-operator based in New Jersey, used the funds to purchase the portfolio, which features nearly 700 skilled nursing beds and more than 50 assisted living units. Further details on the seller, buyer and location were not disclosed. VIUM provided financing via senior debt and mezzanine tranches.

BMO Harris Provides $30M Term Loan, $35M Line of Credit for Life Generations Healthcare LLC
SANTA ANA, Calif. — BMO Harris Bank’s Healthcare Real Estate Finance group has closed on a $30 million term loan and a $35 million revolving line of credit for a portfolio of skilled nursing facilities operated by Life Generations Healthcare LLC. Headquartered in Santa Ana, Life Generations operates 28 communities in California and Nevada with over 3,100 licensed beds. Further details on the financing were not disclosed.
CHICAGO — Evans Senior Investments (ESI) has arranged the sale of Holy Family Villa and Bishop Lyne Residence, a nonprofit, 129-bed skilled nursing community with an 18-unit independent living component in Chicago. Built in 2002 with a 2012 rehabilitation unit addition, the community features 35 private resident rooms. Despite the contemporary design, the community was not profitable at the time of marketing, with census averaging 73 percent, resulting in a net operating loss. Lakeview Methodist Completes Construction of $24M Skilled Nursing Community in Fairmont, Minnesota
FAIRMONT, Minn. — Lakeview Methodist Health Care Services has completed construction of a $24 million skilled nursing community in Fairmont, located in the southern part of the state near the Iowa border. The 72-bed, 80,000-square-foot building was created as a “neighborhood concept,” which encourages companionship and sociability among residents. Kraus-Anderson Construction was the builder and Wold Architects and Engineers was the designer.

TACOMA, Wash. — Blueprint Healthcare Real Estate Advisors has arranged the sale of Alaska Gardens Health and Rehabilitation Center, a 123-bed skilled nursing facility in Tacoma. LTC Properties Inc., a publicly traded healthcare REIT based out of Westlake Village, California, sold the asset for an undisclosed price. The buyer was a private owner-operator.

The portfolio totals 250 beds. The assets total 14,500 square feet on 0.77 acres, 20,000 square feet on 2.07 acres and 23,000 square feet on 3.03 acres, respectively. The properties are within approximately 90 miles of each other and located northwest of Dallas near the Oklahoma border. EDGERTON, Ohio — Blueprint Healthcare Real Estate Advisors has negotiated the sale of Park View Nursing Center, a 92-bed skilled nursing facility in the Northwest Ohio town of Edgerton. The property opened in 1968 and was part of a larger portfolio of communities sold in 2020. The operator and REIT landlord elected to spin off Park View as a geographic outlier to the rest of that portfolio. A Kentucky-based operator seeking to grow through ownership purchased the facility for an undisclosed price.
