How does Debby Jenkins, EVP & Head of Multifamily, of Freddie Mac quantify operational risk and has her response changed due to COVID?
“Specifically for seniors, we are in a position with the volume and velocity at which we securitize and are active in the capital markets that is fairly unique. We literally get a report card on a weekly basis from our investors, in terms of everything we’re doing [including credit].
You have to take a combination of the operational and liquidity. You have to look at those two things in conjunction with each other. So, there’s a premium there given the difference in the business and the need for subsidization on some things and the operating portions of the business — the acuity mixes and things of that nature. But, as importantly, if not more importantly, to investors, it’s the liquidity. Because the senior housing market and the volume is nowhere near the rest of the conventional space, no matter what we would do to affect that. So, I think that investors take all of those things into consideration.”
