POAH, Nuestra Comunidad Break Ground on $27M Affordable Community in Boston

BOSTON — Nuestra Comunidad and Preservation of Affordable Housing (POAH) have broken ground on The Kenzi at Bartlett Station, a 50-unit affordable seniors housing community in Boston. The $27 million project is part of a five-phase redevelopment at a vacant bus yard, which Nuestra Comunidad and Windale Developers now own, in Nubian Square, located in the Roxbury neighborhood. The Kenzi will feature 41 affordable one-bedroom units, and three affordable two-bedroom apartments in a 57,576-square-foot building. JSA Design Completes Work on Sunrise of Newton in Massachusetts

NEWTON, Mass. — JSA Design, an architecture, planning and interior design firm, has completed Sunrise of Newton, a 101,000-square-foot assisted living and memory care community in Newton, a suburb of Boston. The four-story building features 85 suites serving 108 residents. The community, located in suburban Newton Corner, 20 minutes from downtown Boston, is also convenient to area shopping, cultural attractions and restaurants.

Diversified Healthcare Trust Transitions Seven Communities to New Operators

NEWTON, Mass. — Diversified Healthcare Trust (NASDAQ: DHC), a Newton-based REIT, has added five assisted living communities in Wisconsin totaling 300 units to its existing management agreement with Cedarhurst Senior Living within its seniors housing operating portfolio (SHOP). Callahan Starts Construction of 83,000 SF The Mariner Community in Marblehead, Massachusetts

MARBLEHEAD, Mass. — Callahan Construction Managers has broken ground on The Mariner in Marblehead, located on the coastal North Shore area near Boston. The 83,000 square foot, three-story building will feature 61 assisted living units and 26 memory care units, with a mix of studio, one- and two-bedroom floor plans. The Northbridge Cos., in partnership with the local development team of Heather Cairns, Michael Lafayette and Philip Helmes, is developing the building with EGA serving as the architect. The project is scheduled for completion in February 2023.

Port One, Tiderock Plan $190M Community in Metro Boston

HOLBROOK, Mass. — Port One Cos. and Tiderock Cos. have formed a partnership to develop a 410-unit seniors housing community on a 48-acre parcel in Holbrook, approximately 15 miles south of Boston. The estimated budget for this project is $190 million. The developers are under contract to acquire the site for $19 million. Tiderock will provide operational support and oversight including but not limited to project management, marketing, budgeting, product mix, and review of and negotiations for limited partner equity and debt. Further details on the project were not disclosed.

North Shore CDC Plans 50-Unit Affordable Community in Salem, Massachusetts

SALEM, Mass. — MassDevelopment has awarded $80,500 from the Brownfields Redevelopment Fund to North Shore Community Development Coalition Inc. (North Shore CDC) to perform environmental site assessments on four parcels in the Point neighborhood in Salem. Blueprint Brokers Sale of Skilled Nursing, Assisted Living Community in Northbridge, Massachusetts

NORTHBRIDGE, Mass. — Blueprint Healthcare Real Estate Advisors has arranged the sale of a seniors housing campus featuring 154 skilled nursing beds and 26 assisted living units in the Worcester suburb of Northbridge. The community, which was not named, was built in 1970 on 13 acres. It totals 93,000 square feet following expansions in 1995 and 2005. Owner-operator Salmon Health and Retirement sold the property as a non-core community in its portfolio. A Massachusetts-based investor acquired the asset for an undisclosed price.

The bonds will support three of the borrower’s facilities: Quaboag Rehabilitation and Skilled Care Center in West Brookfield, Massachusetts, featuring 147 skilled nursing beds.
