RHODE ISLAND — Nixon Peabody LLP has advised Providence Realty Investment (PRI) in seven separate transactions that refinance debt on nine affordable housing properties across Rhode Island. The portfolio totals 708 units of mostly age-restricted affordable housing. All seven of the transactions, totaling more than $104 million in financing, were completed in conjunction with Rhode Island Housing and Mortgage Finance Corp. (RIHousing). EAST PROVIDENCE, R.I. — Lument has arranged a $45.9 million FHA Sec. 232/223(a)(7) loan to refinance Tockwotton on the Waterfront. The 156-unit seniors housing community is located in East Providence. PAWTUCKET, R.I. — Blueprint Healthcare Real Estate Advisors has arranged the sale of Pawtucket Center, a 154-bed skilled nursing facility in the Providence suburb of Pawtucket. The property was built in 1978, expanded in 1997 and renovated in the early 2000s. A REIT sold the facility to a New Jersey-based entrepreneur, which has partnered with a regional operator. The new owner rebranded the property as Pawtucket Falls Healthcare Center. The price was not disclosed.

NORTH PROVIDENCE, R.I. — Private equity investment firm Tryko Partners has been selected to acquire Hopkins Manor, a 200-bed skilled nursing facility in North Providence. Tryko will purchase the property out of receivership for $14.5 million. Tryko and its healthcare affiliate, Marquis Health Services, will assist Jonathan Savage of Shechtman Halperin Savage, the Rhode Island Superior Court-appointed special master for Hopkins Manor. An East Coast-based owner-operator sold the property to a Southeast-based owner-operator for $4.3 million, or $75,000 per bed. This is the buyer’s first property in Rhode Island.
