FORT WORTH, Texas — Locally based general contractor KWA Construction has broken ground on Phase II of the Columbia Renaissance Square multifamily project. The new building will add 120 independent living units. Phase I of the project, which Columbia Residential and Renaissance Heights Development Group are developing, delivered 140 units, the majority of which were affordable housing residences. Phase II is scheduled for completion in December.
HARLEYSVILLE, Pa. — CBRE has arranged an undisclosed amount of supplemental financing for Arbour Square of Harleysville, a 276-unit independent living community. Located approximately 35 miles north of downtown Philadelphia, the community was opened in two phases between 2006 and 2014. The borrower is Green Courte Partners, and the company’s wholly owned subsidiary True Connection Communities operates the property. Aron Will, Austin Sacco and Tim Root arranged the Freddie Mac loan. GREEN SPRINGS, Ohio — Evans Senior Investments (ESI) has brokered the sale of of Eden Springs Garden Homes, a six-unit independent living community in Green Springs, a small village between Cleveland and Toledo. The property is part of the Eden Springs Healthcare & Senior Living campus, which was built in phases between 1963 and 2006. The larger campus was placed into receivership in January 2019. HOUSTON — JLL Capital Markets has arranged both the sale of and financing for The Gardens at Spring Shadows, a 384-unit independent living community in Houston’s Spring Branch submarket. JLL served as the seller’s listing agent. Additionally, JLL’s debt placement team worked on the new owner’s behalf to arrange a three-year, floating-rate loan with two one-year extension options through Ready Capital. INDIANAPOLIS — M&T Realty Capital Corp. has provided a $26.4 million bridge loan for the acquisition of an 811-unit independent living property in Indianapolis. The financing features 80 percent loan-to-value ratio, a two-year term, a fixed rate of 4.7 percent and full-term interest-only payments. John Taylor of M&T Realty Capital’s Florham Park, New Jersey, office led the transaction. The buyer, seller and name of the community were not disclosed.
