RALEIGH, N.C. — Solera Senior Living, a Denver-based operator, developer and investor of senior living communities across the U.S., has been named the operator of The Willows at Raleigh, an independent living community in Raleigh. Focus Healthcare Properties recently acquired the property.  The Willows offers 143 independent living residences. It is located in a residential area with easy access to big-city amenities. JLL Arranges Refinancing for 220-Unit Fairwinds Rio Rancho in New Mexico

RIO RANCHO, N.M. — JLL Capital Markets has arranged a refinancing for Fairwinds Rio Rancho, a three-story, 220-unit independent living and assisted living community located in Rio Rancho, a suburb north of Albuquerque. JLL represented the borrower, Lytle Enterprises, and secured the five-year, fixed-rate loan through a life insurance company. The amount of the loan was not disclosed. Fairwinds Rio Rancho totals 211,213 square feet. It was built in 1997 and renovated in 2019. Alanna Ellis, Jay Wagner, Aaron Rosenzweig and Alex Sheaffer led the JLL team.

Walker & Dunlop Negotiates Sale of 125-unit Lakeview Senior Living in Lakewood, Colorado

LAKEWOOD, Colo. — Walker & Dunlop has negotiated the sale of Lakeview Senior Living, a 125-unit independent living community in the Denver suburb of Lakewood. Livingston Street Capital acquired the community, which was built in 2008. The seller and price were not disclosed. Joshua Jandris led the Walker & Dunlop team.

Welltower to Transition 89 Holiday Properties to New Operators

TOLEDO, Ohio — Welltower (NYSE: WELL), a Toledo-based REIT that is the largest owner of seniors housing in the country, has announced plans to transition a portfolio of 89 Holiday by Atria properties to new operators. Welltower acquired the bulk of the properties in 2021 as part of Atria Senior Living’s acquisition of former independent living giant Holiday Retirement, which at the time represented the seventh-largest seniors housing operator buying the third-largest. HASLETT, Mich. — REDICO has opened American House Meridian, a seniors housing community in Haslett, which is located within Meridian Township just east of Lansing and Michigan State University. The community rises four stories and features 132 units of independent living, 50 of which were pre-leased prior to opening. Cunningham-Limp Development Co. built the community, with Banko Design as architect. The site is located near highways I-96 and I-69, five premier golf courses and two major hospital systems: McLaren and Sparrow.

LCS Development Plans $90M Cypress Glen Expansion Project in Greenville, North Carolina
