Standard Communities Acquires Affordable Property in Atlantic City for $35.9M

ATLANTIC CITY, N.J. — Standard Communities, through a public-private partnership, has acquired New York Avenue Apartments, a 151-unit affordable seniors housing community in Atlantic City, for $35.9 million. Built in 1980, New York Avenue’s units are supported by a project-based Section 8 Housing Assistance Payment (HAP) contract. Standard Communities completed this transaction in partnership with the U.S. Department of Housing and Urban Development (HUD) and the New Jersey Housing and Mortgage Finance Agency (NJHMFA). Volunteers of America Breaks Ground on Desert Oasis Affordable Expansion In Las Vegas

LAS VEGAS — Volunteers of America National Services (VOANS) has broken ground on Phase II of Desert Oasis, an affordable seniors housing property in Las Vegas. Phase II will add 43 new units to the existing 75 units in the Desert Oasis community. The building will include a recreational clubhouse facility with a computer room, exercise room, laundry facilities and a community garden. Centennial Bank Provides $33M Construction Loan for Affordable Community in Sweetwater, Florida

SWEETWATER, Fla. — Centennial Bank Southeast Florida has provided a $33 million loan to CREI Holdings LLC for a development of an affordable seniors housing community in Sweetwater, a suburb of Miami. CREI plans to develop an eight-story, 217,000-squarae-foot, 244-unit community on the five-acre parcel, citing area population growth during the pandemic. The site was formerly Vann Academy, a school and daycare center that closed its doors around the start of the pandemic. CREI Holdings Breaks Ground on 244-Unit Lil Abner Affordable Apartments in Sweetwater, Florida

SWEETWATER, Fla. — Consolidated Real Estate Investments Holdings LLC (CREI Holdings) has broken ground on Lil Abner Apartments II, a 244-unit affordable seniors housing community in the Miami-Dade County municipality of Sweetwater. Located on a 5.1-acre site, formerly home to Vann Academy, the project will feature an eight-story, 250,992-square-foot building with 197 parking spaces. Units will range from 588 to 940 square feet. Volunteers of America to Develop The Oaks Affordable Community in Dallas

DALLAS — Volunteers of America National Services (VOANS) has been selected by DHA Housing Solutions for North Texas to develop The Oaks, a mixed-income affordable seniors housing community in Dallas. The project is slated for completion in 2023. The community will feature 260 units for residents age 62 or older. VOANS is the wholly controlled nonprofit subsidiary of Volunteers of America created as the sponsor and parent entity for new Volunteers of America housing development projects.

Sims Mortgage Funding Implements $7M Note Modification for Affordable Community in Brooklyn

NEW YORK CITY — Sims Mortgage Funding (SMF), a subsidiary of HJ Sims, has arranged a HUD-insured loan totaling $7 million for Marien-Heim of Sunset Park, a 169-unit, Section 8 elderly housing project located in Brooklyn. The borrower is a local, nonprofit community development organization. SMF served as financial advisor. This was SMF’s second successful transaction for Marien-Heim.
